Description
This course provides a general overview of the Florida Realtors Commercial Contract and Riders as well as the important similarities and differences between residential and commercial real estate transactions such as due diligence matters, and items required to close the transaction. This course serves as an excellent review for REALTORS© specializing in commercial transactions and also provides solid foundational knowledge and guidance for REALTORS© interested in adding commercial real estate transactions to their skillset.
Objectives: After taking this class students will be able to:
• Identify the differences/similarities between the Commercial Contract and Residential Contract for Sale and Purchase.
• Understand the importance of Due Diligence during a transaction
• Define “Letter of Intent” and its purpose in the transaction
• Identify the parties to the transaction
• Understand the computation of time as it pertains to a contract
• Obtaining funds and the timeline imposed by the contract • Identify the importance of a clear title
• Explain why a property survey is required
• Understand the different types of environmental assessments • Understand the contract riders that may be used
